What’s not to like about a rolling greenbelt out your living room window? Life on or next to a golf course does have its perks. Even if you don’t eat, breathe and sleep golf, a golf course home may be for you. First, these homes tend to hold their value better than homes in other areas and, second, you’ll never have to worry about someone building a big box store next door.

If golf course living is in your future, Madison is your perfect location. Across the city you’ll find spectacular golf courses – both private and public -- on which to live and play. Over the next few months we’ll feature the various courses. Today, we start with one public and one private course and the fabulous homes that surround them. Next week we'll give you Part 2 with even more golf courses and homes.

Nakoma Golf Club Homes

If living on a private course is a must, consider buying a house near Madison’s Nakoma Golf Club. It began life as a 9-hole course with a temporary clubhouse in the early 1920s. In 1925, however, it offered a full 18 holes of golf. Today, the club covers 105 acres and, aside from the 18-hole, par 70 golf course, it offers swimming, tennis, a restaurant and several membership opportunities, from full-play golf membership to a social pool and tennis membership.

The Nakoma neighborhood sits along the fringes of Nakoma Golf Club and those on Manitou Way (typically priced more than $1 million) have the best golf course views. If proximity to the club house is important, the homes on Country Club Rd are your best bet. These homes sit on heavily wooded lots, however, so you may lack a view of the golf course. Homes here typically sell in the mid-$800,000s to more than $1 million.

Homes on Odana Hills Golf Course

Sure, the City of Madison runs Odana Hills Golf Course but don’t confuse this track with your average muni course. This 18-hole, par 72 course is popular state-wide and holds city tournaments throughout the season. Buy a season pass, take a lesson or just revel in the knowledge that if you buy a home on the course you can hop into your golf cart and be at the clubhouse in minutes.

Homes near Odana Hills are located in various subdivisions including Midvale Heights. Streets bordering the course include Odana Rd., Cabot Ln., Pontiac Trl., Starlight Dr., and Wedgewood Wy. Homes on these streets rarely come available for sale so if you see one you’ll need to move quickly if you hope to purchase it. Prices vary in the neighborhoods surrounding Odana Hills Golf Course, typically from the mid-$200,000s to upper $300,000s.
