The November 2015 MLS statistics are out for Dane County Wisconsin and they show several surprising results. Apart from the expected median sale price rising a slight 2.28% year over year, frankly all the numbers are quite surprising. Total active residential listings were down more than 20% in November 2015 compared to the previous November while total sold residential listings were up over 13% over the same period. That's a lot of extra buyer traffic during one of the coldest months of the year for Wisconsinites.
Inventory for both single family homes and condos was way down at 18.42% and a whopping 25.54%, respectively. And Days On Market (DOM) were also down remarkably for both single family homes and condos at 27.54% and 25%, respectively. Remember, these percentages are from the previous November (November 2015 compared to November 2014). These are big, dramatic numbers that show sales activity increasing despite dramatically lower inventory and dramatically reduced amounts of time needed to sell a property in Dane County. WOW!
