Living on a lake in Madison comes with lots of perks, as residents of the Village of Maple Bluff will attest. The year-round vistas and lake activities, however, are just the beginning of the list of Maple Bluff’s attributes.
The lake in question here in Maple Bluff is Lake Mendota, (northwest of Madison for you newcomers). Here, residents tend to be a bit older than those in many other suburbs and well established in their careers.
Maple Bluff is officially a village, yet mainly considered one of Madison’s more upscale suburbs (only 10 minutes to get downtown). It’s made up of five communities, all but one of which were developed in the early 20th century. This means you’ll find homes of varying vintages, from the 19th to the 21st century.

Schools in Maple Bluff
Whether or not you have school-age children, looking into the local school district before deciding on which area to settle is an important task. Homes in quality school districts tend to hold their value better than homes in other districts.
Madison Metropolitan School District serves the public school students who reside in the Village of Maple Bluff. Most of the area’s public school students attend Lake View Elementary (located about 8 minutes northeast of Maple Bluff), Sherman Middle School and East High.
Things to do in Maple Bluff
Sure, lake activities take center stage in Maple Bluff, but there’s more to the village than water/ice sports. The community loves to come together during various community events. These include a bocce ball fundraiser, Fest on the Fourth, Concerts in the Park, the Fall Festival and Winterfest.
Maple Bluff’s parks are also a perk of living here. You’ll find six community parks, the largest of which is Johnson Park. This 5.7-acre park offers a disc golf course, dog park, soccer/la crosse field, playground and more. Marina Park offers boat slips and you’ll find a roped-off swimming area and dive raft at Beach Park.
Finally, golfers love living near the Maple Bluff Country Club. Residents receive privileges so enjoy the dining areas, fitness center, tennis courts, pool and, of course, the amazing golf course.
Homes for sale in Maple Bluff
Maple Bluff is one of the wealthier enclaves in the Madison area so naturally you’ll find lakefront estates for sale and, occasionally, a parcel of lakefront property. In fact, there is a lot for sale right now that includes 122' of gorgeous lake frontage. It’s a bit less than .75 acre and it’s listed at $1,390,000.
If it’s an existing home you’re searching for you’ll find eight homes currently listed for sale in Maple Bluff, with prices ranging from $325,000 to just under $3.5 million (the average list price is $948,655). It’s safe to say that Maple Bluff home prices have come a long way since 1949 when the governor’s mansion, located here, was purchased for $47,500.
You’ll find Maple Bluff east of Lake Mendota and west of the railroad tracks and Sherman Ave., between Warner Beach and the Yahara River.
