Sauk Heights Condos

Sauk Heights is an established west-side condominium development built primarily by Christopher Homes in the mid-2000s. One important distinction from Rockery Pointe is that Sauk Heights is not one uniform floor plan. The MLS history shows two principal housing types: ranch-style shared-wall/half-duplex condos concentrated along Fargo Trail, and larger two-story townhouse/duplex-style condos, including units along Bear Claw Way and Fargo Trail.

Ranch-style condos

The ranch units are particularly appealing for buyers seeking main-floor living. Typical plans have roughly 1,400–1,460 finished square feet above grade, with a primary bedroom and full bath on the main floor plus a second bedroom that can also function as a den, office or dining room. Main-floor laundry appears in the plans as well.

These units were designed with cathedral/vaulted ceilings, gas fireplaces, large windows and attached two-car garages. Original listings repeatedly mention six-panel doors and Andersen windows. Many have hardwood flooring, built-ins surrounding the fireplace and private patios or screened porches.

A major advantage is the full exposed lower level. Many units have substantial finished lower-level living space with a family/rec room, additional bedroom and full bath, while retaining unfinished storage or expansion space. Consequently, finished ranch units commonly provide approximately 2,200–2,500 total finished square feet, despite having only about 1,400–1,450 square feet on the main level.

This makes the ranch product especially attractive for someone who wants one-level day-to-day living without sacrificing guest accommodations or recreational space.

Two-story condos

Sauk Heights also contains a distinctly different two-story townhouse/duplex product. These units generally have three bedrooms upstairs, 2½ baths and approximately 1,950–2,000 square feet above grade, along with attached two-car garages and full basements.

The typical two-story plan includes a living room with gas fireplace, eat-in kitchen/dinette and additional dining or flex space. Upstairs are three bedrooms, including an owner's suite with a private bath, walk-in closet and vaulted ceiling. Upper-level laundry is another particularly desirable feature.

These homes also generally have full exposed basements, often with good natural light and plumbing already roughed in for an additional bathroom. Some owners have finished these levels, substantially increasing the usable square footage.

Setting & location

The development's setting is one of its stronger selling points. Original listings describe units adjoining City park/open space, while some of the two-story homes back to open areas and a retention pond. Decks, patios and screened porches appear throughout the development depending upon the particular unit.

Sauk Heights is located off Old Sauk Road and Bear Claw Way, west of the Beltline, providing convenient access to Madison's west side and Middleton-area shopping, dining and services. More recent MLS marketing specifically emphasizes proximity to restaurants, shopping and the park.

The MLS records identify the Middleton-Cross Plains Area School District, with Middleton High School and Glacier Creek Middle School. Older listings identify West Middleton Elementary, while a more recent listing identifies Pope Farm Elementary and notes that it is within walking distance.

Association & pet considerations

The MLS history consistently describes professional off-site condominium management. Association fees have historically covered various combinations of snow removal, lawn/common-area maintenance, common-area insurance and reserve funding; the precise current fee and inclusions should be verified against current association documents rather than inferred from older MLS records.

Sauk Heights has also historically been relatively pet-friendly. Numerous listings state that dogs are permitted, and some of the original marketing specifically advertised large dogs as allowed. Later MLS entries indicate cats and dogs are permitted subject to number and/or breed restrictions, so current rules should likewise be confirmed.

Market positioning

The development has aged quite well from a resale standpoint. A good example is a two-story 3-bedroom/2½-bath unit on Fargo Trail with 1,953 square feet that listed for $445,000 in spring 2025 and sold for $460,000 after only three days on market. Its updated kitchen, flooring and finishes undoubtedly contributed, but the sale demonstrates the appeal of the larger Sauk Heights townhouse product.

The underlying product is unusually versatile for a condominium community: buyers can find either a ranch with true main-floor living and a large exposed lower level, or a more traditional three-bedroom, two-story home with an attached two-car garage and basement. Across both styles, the recurring strengths are generous square footage, gas fireplaces, private outdoor space, substantial storage, attached garages and a desirable west-side/Middleton-school location.

For a buyer specifically looking for a main-floor primary suite and laundry, I would put the Sauk Heights ranch units in a very different — and substantially more relevant — category than Rockery Pointe. They are essentially half-duplex ranch homes with condo maintenance rather than conventional apartment-style condos.
