Here's the latest foreclosure data from RealtyTrac for the U.S., for Madison, WI and for Wisconsin as a whole:
U.S.
- April 2009 foreclosures were 342,038 (up <1% from March 2009 but 32% higher than April 2008)
- One out of every 374 homes in the country received some type of foreclosure filing in April (default notice, auction sale notice, bank repossession), the highest monthly rate ever posted since RealtyTrac started issuing a monthly report in January 2005.
- April was the second straight month with more than 300,000 U.S. households receiving a foreclosure filing
- About 63,900 homes were repossessed in April, down 11% from about 71,700 in March 2009
- The number of repossessions by banks was down on a monthly and annual basis to their lowest level since March…

Sales of single family homes in Dane County in April 2009 were down almost 23% from April 2008, although surprisingly DOM (Days On Market) only increased by 5 days (from 91 days to 95 days).The median price for a single family home in Dane County declined 5.3% (from $224K to $212K) from April 2008 to April 2009.
Sales of condominiums in Dane County in April 2009 were down almost 22% from April 2008 and DOM decreased a whopping 18.3% (from 147 to 120 dom). The median sales price for condos sold in April 2009 remained unchanged from April 2008 at $162K.

Dane County Homes Sales Down in March

Home sales in Dane County were down 20% in March compared to March 2008, according to sales figures
released today by the South
Central Wisconsin Multiple Listing Service.
Sales data show that 320 homes and condos were sold in Dane County in
March, compared to 403 sold in March of 2008 and 552 sold in March of 2007.
For the first quarter of 2009, 684 homes were sold in Dane County,
a 25% drop from the 921 homes sold the first three months of
2008 and 45% below the January-March sales of 1,244 homes in
2007.
The average sale price of a Dane County home in March dropped more
than $29K, or 12%, from $243,368 to $214,049.
The median sale price also fell in March, going down $13,500, or
6.4 percent, from $210K to $196,500.

I thought it might be interesting to take a quick look at how the housing market for Dane County in January and February of 2009 stacked up against the same months in 2008 by pulling some data from the South Central Wisconsin MLS. After all, it's important to examine at the facts when we're hearing so much bad news about the economy and the housing market day in and day out. Here are the latest local and national statistics for home foreclosures:
Home foreclosures in South Central Wisconsin (Dane, Columbia
and Iowa Counties) increased 71% from January '09 to
February '09, according to data released today by RealtyTrac, an online foreclosure tracking firm. The February 2009 total of 333 foreclosures was 141% higher than February 2008 total,
when 138 foreclosure filings were recorded in the three county
area.
In Dane County, 288 homes had foreclosures filed in February 2009,
a 51% increase over January 2009 and 120% higher than February
2008. One out of every 732 housing units in Dane County received a
foreclosure filing in the month of February.
